SITE REVIEW & PROJECT MANAGEMENT

TCG initial overview starts with on-site, hands-on evaluation and research, and there is never a charge to the client for the initial overview. Project analysis culminates with a review that often includes color photographs, design drawings, building model, and text and audio-visual presentation to clearly describe what can be done and to explain why it should be done.

After in-depth study, the team prepares very specific recommendations, detailed design plans, and specifications that will best solve immediate problems, preserve property assets, upgrade and beautify the building, and save time and expense in future maintenance needs.

​

On large-scale projects, TCG creates carefully planned phased development for renovation and maintenance. By taking advantage of seasonal work slow periods, the best labor and material prices can be obtained.

​

Proposals are based upon the clients’ needs and the needs of the particular building. TCG's objective is to make sure that the client is never in a crisis-spending situation. The staff scrupulously plans and budgets every project so that the client knows what it will cost and how long it will take.

​

When owners and management rely on third-party information and evaluation on a contracting job, they often run into problems. Problems can involve dealing with contractors who do not adhere properly to plans and specifications, or having the owner’s time consumed with change orders or the day-to-day management of the project.

​

To avoid this typical dilemma, TCG makes sure that its staff is involved in every aspect of each renovation project. The team works with selected architects, structural and mechanical engineers, contractors and artisans who are qualified to assure their excellence or workmanship and completion of projects on schedule.TCG also requires solid guarantees of contractors and manufacturers in order to insure long-term protection for the client.

Once the construction begins, TCG Project Managers work on the job site daily to oversee all work, review any change orders, and carefully update the project owner, in writing, on all work. An extensive, final report documents every phase of construction and renovation.

 ROOFING

TCG provides a thorough roofing analysis which includes a review of all previous leak history, a review of the substrate deck, the type of roof(s) in place, and the mechanical and sheet metal as it relates to the roofing watertight integrity. Provide recommendations, scope of work and budgets.

WATERPROOFING

TCG provides a thorough waterproofing analysis, which includes a review of all previous leak history, a review of the wall structure and type, i.e., concrete, pre-cast concrete, brick EFIS, metal or glass. The existing waterproofing products used like acrylic, elastomeric, clear sealers etc. Provide recommendations, scope of work and budgets.

SEALANTS & CAULKING

TCG provides a thorough waterproofing analysis, which includes a review of all previous leak history, a review of the joint sealants such as materials in place at the concrete or pre-cast panel-to-panel joints, and metal to glass joints. Provide recommendations, scope of work and budgets.

PATIO & PLAZA DECKS

TCG provides a thorough waterproofing analysis, which includes a review of all previous leak history, a review of the patio and plaza substrate surface, waterproofing products used if any condition, the substrate panel to panel joints and expansion joints. Provide recommendations, scope of work and budgets.

BALCONY DECKS & STAIRWAYS

TCG provides a thorough dry rot and waterproofing analysis, which includes a review of all previous leak history, a review of the structural attachments, the framing and dry rot conditions if any exist. Provide recommendations, scope of work and budgets.

PARKING STRUCTURES

TCG provides a thorough substrate and waterproofing analysis, which includes a review of all previous leak history, a review of the waterproofing products used, the substrate cracks, expansion joints, building to substrate joints, and relative parking space alignments including American Disabilities Act code approvals.

 

BELOW GRADE WATERPROOFING

​TCG provides a thorough waterproofing analysis, which includes all previous leak history, a review of the below grade water intrusion problems, vertical to horizontal structural and architectural connections and any seismic conditions that may have caused damage or leakage. Provide recommendations, scope of work and budgets.

EXPANSION JOINTS

TCG provides a thorough substrate to expansion joint analysis, which includes a review of all previous leak history, a review of the metal and rubber conditions, the attachment conditions, and performance as related to the expansion and contraction. Provide recommendations, scope of work and budgets.

EXTERIOR WALL COATINGS

TCG provides a thorough substrate to coating analysis, a review of all previous leak history, a review of the waterproofing products used like a clear sealer, an elastomeric coating or an acrylic coating. Provide recommendations, scope of work and budgets.

GENERAL CONSTRUCTION MANAGEMENT 

TCG provides a project manager / inspector full time, 8 hours a day or part time 4 hours a day as required based on the scope and size of the project and as authorized by the building owner prior to any construction contract being issued. Provide recommendations, scope of work and budgets.

HISTORICAL RENOVATIONS 

TCG provides a thorough building analysis for complete renovation as needed. If a historical building is damaged beyond exact historical interior upgrades then an exterior only historical upgrade can be accomplished (classified as adaptive renovation) and then the interior can be upgraded to current codes and regulations.
